An Energy Performance Certificate (EPC) was produced for the Somerset Innovation Centre upon completion of the building in July 2016, providing an assessment of its overall energy performance and compliance with UK regulations at the time of construction.

The evaluation considered key aspects of the building’s design, including construction materials, thermal performance of the building fabric, insulation standards, and the efficiency of heating, cooling, and lighting systems. These elements were analysed to determine the building’s EPC rating and establish its predicted energy performance in operation.

The assessment confirmed compliance with the relevant energy efficiency requirements and established a benchmark for ongoing performance. The resulting EPC demonstrates the project’s commitment to sustainable design principles and efficient building services integration from the outset.

The EPC assessment focused on the non-domestic office areas within the building, including open-plan workspaces, meeting rooms, circulation areas, and staff facilities. These spaces were evaluated in accordance with current regulatory requirements for commercial properties.

The analysis considered regulated energy uses only—namely heating, cooling, ventilation, lighting, and domestic hot water. The modelling process assessed the thermal performance of the building fabric alongside the efficiency of fixed building services systems, demonstrating compliance with Part L of the Building Regulations.

Particular attention was given to the zoning of office and ancillary areas to ensure an accurate representation of occupancy patterns and system operation. Appropriate assumptions were applied to reflect typical commercial usage, ensuring that all regulated energy loads were captured in line with approved calculation methodologies.

The resulting EPC and compliance outputs confirmed that the building meets the required regulatory standards, supporting the provision of an energy-efficient and compliant office environment in Clevedon.

The EPC assessment considered key aspects of the building’s construction and services, including the thermal performance of the building fabric, insulation standards, and the efficiency of its heating, cooling, lighting, and other building services. These factors were assessed to determine the building’s energy performance and resulting EPC rating.

The assessment resulted in an EPC rating of B39, demonstrating a relatively strong level of energy efficiency for the building and establishing a benchmark against which its ongoing energy performance could be considered.
