Marina Gardens, Portishead
Energy assessment services were undertaken for this retirement housing development in Portishead, near Bristol, focusing on Building Regulations compliance and EPC generation for the non-domestic elements of the scheme.
The EPC assessment was limited to the communal and ancillary areas, including the lounge, dining room, café, games room, and wellness facilities such as the swimming pool, gym, spa, and hydrotherapy suite. These areas were assessed separately from the residential accommodation in accordance with compliance requirements.
Using Dynamic Simulation Modelling (DSM), the analysis considered regulated energy uses only—specifically heating, cooling, ventilation, lighting, and domestic hot water. The modelling process assessed the performance of the building fabric and fixed building services to demonstrate compliance with Part L of the Building Regulations.
Due to the inclusion of energy-intensive spaces such as the pool and spa areas, careful zoning and system inputs were applied to ensure an accurate representation of operational conditions within the non-domestic zones. This approach ensured all regulated loads were appropriately captured in line with approved compliance methodology.
The resulting EPC achieved a rating of A (18), confirming that the non-domestic elements of the development significantly exceed minimum regulatory requirements and supporting the delivery of a highly efficient and compliant building services design.
