Energy assessment services were undertaken for the new-build spa facility at Audley Redwood.
The EPC assessment focused on the non-domestic leisure and wellness areas within the building, including the swimming pool, spa facilities, treatment rooms, gym, and associated changing and circulation spaces. These areas were assessed separately in accordance with regulatory requirements for leisure-based buildings.
Using the Simplified Building Energy Model (SBEM), the analysis considered regulated energy uses only—namely heating, cooling, ventilation, lighting, and domestic hot water. The modelling process evaluated the thermal performance of the building fabric alongside the efficiency of fixed building services systems to demonstrate compliance with Part L of the Building Regulations.
Given the inclusion of energy-intensive spaces such as the swimming pool and spa areas, careful zoning and system inputs were applied to accurately reflect operational conditions. Particular attention was given to ventilation rates, humidity control, and internal environmental requirements, ensuring that all regulated energy loads were appropriately captured in line with approved calculation methodologies.
The resulting EPC and compliance outputs confirmed that the building meets the required regulatory standards, supporting the delivery of a high-quality, energy-efficient leisure and wellness environment.
